Facilities Manager
This is an exciting opportunity to join Cooke & Arkwright, the largest independent firm of Chartered Surveyors in Wales. We are looking to employ a Facilities Manager within the Commercial Management Department based in our Cardiff office. The successful candidate will undertake the facilities management of a mixed commercial portfolio including office, retail parks and industrial properties across South and West Wales. You will work as part of a small team but will have sufficient experience to work on your own initiative where appropriate.
Responsibilities will include:-
- Undertaking routine inspections of properties and sites.
- Tenant liaison keeping professional lines of communication;
- Tendering, Arranging and supervising planned and reactive maintenance and repairs;
- Tendering service contracts and overseeing the contractor’s performance;
- Ensuring statutory compliance in areas such as asbestos, lifts, electrics, water, hygiene, etc appointing specialist consultants wher required;
- Appointing consultants to undertake general and fire risk assessments and implementing the required actions;
- Accurate record keeping;
- Service charge administration, financial control and budgeting;
- Assisting with the collection of rent and/or service charge arrears;
- Reporting to line manager (Surveyor/Director);
Required Skills:-
- Candidates should have facilities management related experience although RICS qualification is not essential;
- A working knowledge of relevant commercial property Health and Safety requirements is also essential. A Health and Safety training/qualification would be an advantage;
- The successful candidate should have good organisational and communication skills, both written and verbal and the ability to prioritise a busy workload;
- Proficient in Microsoft Office suite of Software (Word, Excel & Outlook);
- Capable of working as part of a team with a flexible can do attitude;
This is a full time permanent position based on 37½ hours per week Monday to Friday. Work location will vary between a mix of onsite, office base and flexibility with home working.
Salary and package will be commensurate with experience.
