Lease Advisory Surveyor

An opportunity exists for a MRICS qualified surveyor to join Cooke & Arkwright to undertake commercial Lease Advisory work. Cooke and Arkwright is the largest firm of independent commercial properties advisors in Wales.

Summary Description

To undertake Lease Advisory instructions on Retail, Business Space & Leisure properties, covering rent reviews, lease renewals, third party Expert Witness Reports, lease regears, break clauses and other leasehold related strategic advice. 

To interface directly with clients, in cases as the sole Cooke & Arkwright contact, and to develop relationships for ongoing work.

The main geographical area covers Wales although you will be expected to undertake work further afield, on occasions. 

Whilst previous experience of having worked in the Welsh commercial Lease Advisory markets would be advantageous, it is not an essential requirement. 

This is an opportunity to work within our established Lease Advisory Team whilst also working closely with the various Agency teams and other departments within the wider business e.g. Investment, Commercial Management, Valuation, Building Surveying, Rating etc.

Main Work Relationships and Line of Reporting 

Working within the Retail & Leisure, and Business Space Teams, reporting to respective Directors.

Main Duties 

The candidate is to have Lease Advisory experience, albeit not necessarily within the Welsh commercial markets, to deal and progress a current work load, generated via a strong and broad client base, of Landlords and Tenants.

A full driving licence is required.

  • To take sole responsibility for existing instructions, reporting, negotiating and providing recommendation advice to various clients; supervision and assistance will be available, when required
  • To be involved with and to assist in third party procedures involving Arbitration, Independent Expert, Courts or PACT references
  • To regularly review our established comparable databases, to secure work previously undertaken
  • To use initiative in order to secure future Lease Advisory work through reviewing the comparable databases
  • To interact closely with Retail & Leisure, Business Space and Investment Surveyors and to share information when required
  • To attend various local and national Conferences e.g. Completely Retail events, Business Clubs and Office and Industrial agency events, local CPD events, our annual Public Sector Conference, and to keep abreast of legal changes and case law effecting commercial Lease Advisory work
  • To assist Graduate Surveyors in a mentoring role and to assist with APC processes
  • To provide assistance when required on Retail & Leisure and Business Space agency instructions as well as, on occasions, other departments to assist them in meeting their operational requirements
  • To assist in submitting tender applications involving potential Lease Advisory roles
  • To assist in setting an annual budget for Lease Advisory work and to update internal database to manage forecasted fee income and ongoing work

IT/ Information Systems 

  • Use of Outlook, Word, Excel and Access databases and bespoke comparable databases such as Agency Pilot or Agents Insight
  • To use internal comparable databases to record transactions undertaken, to compile schedules of evidence and to monitor potential new instructions
  • To assist team with managing in-house data base in relation to fee forecasting
