About John

John Day is Director of Building Surveying experienced in all aspects of commercial Building Surveying matters including Pre-acquisition Building Condition Surveys, dilapidations, refurbishment and new build procurement, construction advice and project management.

John is the Director with responsibility for the Building Surveying department. He is a Chartered Building Surveyor with over 25 years’ experience in conducting surveys involving defects advice, building fabric condition and structural integrity, investment appraisal, schedules of condition, repair and maintenance, and schedules of dilapidations. He has also carried out numerous fire insurance valuations and refurbishment and fitting out works, and is an expert on the Party Wall etc. Act 1996. John has appeared as Expert Witness in building related disputes which require legal clarification and the submission of reports which comply with RICS Practice Statement and Guidance Notes. He is also able to provide project management and consultancy advice.

  • Full ten year planned maintenance survey of four museums for National Museum Wales including Big Pit, Llanberis Slate Museum, Cardiff Museum and The Wool Museum
  • Pre-acquisition Building Condition of Llanbrynean Farm, a large Victorian Country House and barns and the procurement of a significant change of use to an educational bunk house and a large repair scheme
  • Pre-acquisition survey and subsequent design and procurement of two extensions to a former Synagogue, now used as a place of worship by a Christian Community Church.

Interests

John has a keen interest in vintage and modern motorbikes and regularly rides to the Isle of Man to watch the TT races; he has owned a large collection of vintage British bikes, off road bikes and currently a modern Triumph Bonneville.

Cooke & Arkwright have been providing rating valuation advice to The Welsh Rugby Union Limited (“WRU”) and Millennium Stadium plc for many years. They were recently successful in achieving substantial reductions in the assessments of the Millennium Stadium, covering both the 2005 and 2010 rating list. These negotiated reductions yielded savings of c.£3.5m which, crucially, allows the WRU to re-invest in rugby throughout Wales. They advise the WRU across the group portfolio including the National Centre of Excellence in the Vale of Glamorgan. The valuation issues across the WRU portfolio are complex requiring a high level of understanding of the funding and finances of professional sport in Wales. Cooke & Arkwright’s experience and understanding of these issues and application to the rating valuation have yielded these substantial negotiated reductions. The WRU and the Millennium Stadium entrust our work to organisations with the required levels in experience and expertise in dealing with these complex issues. I am glad to say we have this expertise in Wales. I would have no hesitation in recommending ratepayers making use of this Welsh based expertise.
