Our block management service includes the following:
- Regular inspections of your development
- Administering service charges
- Compiling revenue and capital budgets and controlling associated expenditure
- Proactive approach to the recovery of service charges and ground rent
- Managing and controlling health and safety risks including fire risk, asbestos and legionella, utilising external consultants where required
- Coordinating, overseeing, and monitoring all day-to-day repairs and maintenance of the building fabric, common areas, and external hard and landscaped areas, ensuring compliance with lease obligations.
- Arranging, managing and monitoring repairs and maintenance to services and facilities including access control systems, fire detection, asbestos, alarm systems, CCTV and security, lifts, heating systems and water storage tanks and pumps to ensure quality of service and value for money
- Preparation of long and short term PPM schedules
- Ensuring compliance with lease obligations and legislation such as Section 20 of the Landlord & Tenant Act 1985
- Providing professional landlord and tenant advice on matters such as Right to Manage, lease extensions and variations
- Arranging major/capital works through competitive tendering and managing and monitoring their progress through to satisfactory completion
- Assisting with company cecretarial matters including filing company accounts and maintaining director and secretary records at Companies House
- Robust financial management and accurate reporting utilising specialist Property Management software, Propman
- Dealing with replies to pre-contract enquires.
