Oprema, one of the UK’s leading distributors of security equipment, embarked on an exciting new chapter in 2025 as the business prepared to relocate to new premises in Cardiff. Following sustained growth, the company required a flexible and future‑proofed workspace that would support their expanding team and reflect their strong brand identity. As part of a full-service instruction, Cooke & Arkwright acted on the acquisition of the new property, managed the complete fit‑out programme and are now overseeing the sale of Oprema’s former premises, ensuring a seamless transition from start to finish.
The new office, located on the first floor of Fairway House in St Mellons, provided an ideal foundation for the transformation. George Watts, Director in our Building Consultancy team, acted as Project Manager, leading the design development, contractor procurement and delivery of the fit-out. Trefoil were appointed as main contractor following a thorough tender process managed by our team.
The design brief centred on creating a workspace that would elevate staff experience and improve the day‑to‑day running of the business. Oprema required a mix of open-plan working areas, collaborative breakout zones and meeting rooms that encourage creativity. The vision was to deliver an environment that combined practicality with contemporary styling, aligning both with Oprema’s culture and the high standards associated with their brand.
Work commenced in November 2025 with a programme that aimed towards completion in early 2026. Careful coordination, regular site inspections and structured project management meetings ensured that progress remained steady and quality consistently high. Early review of existing building conditions allowed for smooth planning and reduced risk, enabling Trefoil to deliver within the required timeframe. Throughout the project, we maintained oversight of cost, quality and programme, ensuring every aspect aligned with Oprema’s operational objectives.
Gareth Williams, Managing Director at Oprema, said, “Cooke & Arkwright have been invaluable during the smooth process of our move to Fairway House. We entrusted George as Project Manager, who delivered a fantastic service in overseeing operations and communicating each step with us clearly and efficiently. The large scale of this expansion meant that quality had to be carefully reviewed at all stages, and Cooke and Arkwright have worked with us expertly through every touch point during the process.”
The completed workspace was handed over in February 2026 and has been extremely well received by the Oprema team. They have praised the bright, spacious and welcoming environment, noting how it now supports greater productivity and encourages collaboration. The transformation marks a significant improvement in the quality of their working environment and aligns seamlessly with the company’s ambitions to continue expanding within their sector.
By managing every stage, from acquisition and project oversight to fit‑out delivery and disposal of the former site, we delivered a truly integrated solution. Our lifecycle approach maximised efficiency, reduced risk and ensured a smooth and uninterrupted relocation for Oprema.
