DESCRIPTION:
Comprising about 9.90 hectares (24.47 acres) in three parcels (labelled A, B and C) as shown coloured red on the Site Plan. The majority of the land is permanent pasture, and the remainder is woodland/scrub. All three parcels benefit from roadside access. 

WATER:
The land will have the benefit of a mains water connection, this is in the process of being arranged by the Landlord.

SITUATION:
The fields are located adjacent to the pleasant and well-serviced village of Tondu in Bridgend County Borough. It is situated approximately three miles north of the town of Bridgend, and two miles north of the M4 (exit off Junction 36). Blackmill sheep market is nearby. The market town of Cowbridge is about 10 miles away, and Cardiff is about 20 miles distance.

The Parcel C sits behind a residential street, accessible via a lane off Derllwyn Road. It is separated from Parcel B via a footpath, and Parcel B is also accessible via a field gate off New Road itself. Parcel A to the north of New Road is also accessible via a field gate off New Road. Most of the fields fall within an area of archaeological significance, and the Parcel C fields fall within a conservation area and a designated ‘green wedge’.

TENURE:
The property will be let on a fixed five year tenancy agreement from 29 September 2019. The successful applicant will be required to sign Cooke & Arkwright’s standard form of tenancy agreement and will contribute towards the costs thereof.

On grant of the tenancy the Landlord is willing to contribute towards the cost of renewal of fences and gates in accordance with a programme of works to be agreed with the incoming tenant.

DIRECTIONS:
To reach the land from the M4, take junction 25 and then the A4063 towards Tondu. At the traffic lights, continue on to Maesteg Road, through Tondu centre. After about half a mile, take a left hand turn onto Derllwyn Road.

To access Parcel C, turn off and continue to follow Derllwyn Road. Immediately before the road leads on to Park Terrace, take the lane on the right, and follow it until you reach the fields.

To access the other parcels, continue straight on as Derllwyn Road becomes New Road. The first field gate to Parcel A can be found at the first right hand turn off New Road. The second field gate to Parcel B can be found about half a mile further along New Road, on the left hand side of the road immediately before reaching the residential properties.

TENDER PROCESS:
The land is to be let by way of a tender process. Applicants should complete the Tender and Application Form supplied with these particulars and return the form together with any requisite supplementary information, to arrive at the offices of Cooke & Arkwright, 10 Bridgend Business Centre, Bennett Street, Bridgend CF31 3SH by not later than midday on 30 August 2019.

The Landlord reserves the right not to accept the highest or any offer. The property will be let at the absolute discretion of the Landlord.

Any acceptance of an offer by the Landlord or Cooke & Arkwright will be subject to contract. Applicants may be asked to supply financial and other information in support of their offer.
