The fields are located in the centre of the village of Sarnau in Ceredigion, approximately 10 miles (by road) to the north-east of the market town of Cardigan. Sarnau is easily accessible immediately off the A487, the main connecting road along the west coast.
The larger field is bounded by residential properties to the north and west, farmland to the south-east and on its southern boundary it benefits from frontage onto a metalled road running through the village. The smaller field is about 100 metres from the larger field and benefits from frontage on to the same road on its northern boundary. It is bounded by agricultural land to the south, and residential properties on its other sides.
The property comprises two separate fields: the larger field is 1.11 hectares (2.74 acres) and gently sloping; and the smaller field is 0.40 hectares (1.00 acres) of level land.
In both cases vehicular access is through a field gate, directly off the metalled road. The land is suitable for agricultural or equestrian grazing, hay crop, silage or potentially arable.
