Available on a Two Year FBT from 29th September 2019

INTRODUCTION
Open to all comers, The Welsh Government is offering a Farm Business Tenancy for a fixed term of two years from 29th September 2019 for 56.76 hectares (140.16 acres) of arable land at Swanbridge near Sully in the Vale of Glamorgan. 

LOCATION
The land is situated close to Swanbridge, around a mile to the east of Sully in the Vale of Glamorgan and benefits from direct road frontage and communication links via the nearby B4267 Lavernock Road.

DESCRIPTION
Swanbridge Farmland extends to some 56.76 hectares (140.16 acres) of land in three parcels as shown coloured red on the Site Plan.  The land is approximately 51 hectares (126 acres) of arable land, a hectare (2.5 acres) of permanent pasture, and 4.5 hectares (11 acres) of woodland / scrub.  It has a predictive Agricultural Land Classification of Grade 2 and Grade 4 soils, with moderate to high fertility levels.

The land is currently in its second season of wheat, with spring barley having been previously grown in 2016/7.

TENURE
The land is offered under the terms of a Farm Business Tenancy for a fixed term of two years from 29th September 2019. 

It is to be let by way of informal tender and all applicants should complete and return the Tender and Application Form supplied with these particulars and return them to Cooke & Arkwright, 10 Bridgend Business Centre, Bennett Street, Bridgend CF31 3SH by no later than 12 noon on Wednesday 18th September 2019.

The Welsh Government reserves the right not to accept the highest or any tender received.  The property will be let at the absolute discretion of The Welsh Government.  Any acceptance of a tender by The Welsh Government or Cooke & Arkwright on their behalf will be strictly subject to formal contract.

The successful applicant will be expected to provide identification documents in accordance with Money Laundering Regulation procedures.
