Lot 2, Swanbridge Farmland: 56.68 hectares (140.07 acres)


INTRODUCTION
The Welsh Government is seeking two vibrant and entrepreneurial farmers to take on one of two five year fixed term Farm Business Tenancy of two good-sized parcels of arable land between Cosmeston and Sully, in the Vale of Glamorgan.

The preferred candidates will be a young entrant to farming aged between 23 and 40 years old, and will be able to draw upon sufficient experience gained in arable farming either from existing farming enterprises, or through higher education. Further details as to the candidate criteria are provided separately.

Applicants may apply for the tenancy of both available lots, but will only be offered the tenancy of one if successful.

LOCATION
The land is situated between Cosmeston and Sully, in the Vale of Glamorgan.  Each lot is accessed directly from the public highway, with good road communication links via the nearby B4267 Lavernock Road.

DESCRIPTION
LOT 1 - Cosmeston Farmland
Comprising of about 57 hectares (141.50 acres) in three parcels as shown coloured red on the Site Plan. Cosmeston Farm is made up of approximately 53 hectares (131 acres) of arable land, 0.76 hectares (2 acres) of permanent pasture, and the remainder of woodland/scrub.  In accordance with the Welsh Government’s Predictive Agricultural Land Classification map, the land is generally predicted as being Grade 4 in quality.

LOT 2 - Swanbridge Farmland
Swanbridge Farmland extends to some 57 hectares (141 acres) of land in three parcels as shown coloured yellow on the Site Plan. The land is approximately 51 hectares (126 acres) of arable land, one hectare (2.5 acres) of permanent pasture, and 4.5 hectares (11 acres) of woodland/scrub.  The predictive ALC for the land is given as a combination of Grade 2 and Grade 4 in quality, the Grade 2 land being to the west of St Mary’s Well Bay Road.

TENURE
Both lots will be offered under the terms of a Farm Business Tenancy for a fixed term of five years from 8th September 2019.

The rent for Lot 1, Cosmeston Farmland will be £12,000 (twelve thousand pounds) per annum fixed for the duration of the term, payable half yearly in advance.

The rent for Lot 2, Swanbridge Farmland will be £12,000 (twelve thousand pounds) per annum fixed for the duration of the term, payable half yearly in advance.

APPLICATION PROCESS
The land is to be let by way of an application process. Applicants should complete the Tender and Application Form supplied with these particulars and return the form together with any requisite supplementary information, to arrive at the offices of Cooke & Arkwright, 10 Bridgend Business Centre, Bennett Street, Bridgend CF31 3SH by not later than 12 noon on Friday 1st March 2019.

The Welsh Government reserves the right not to accept any application. Both Lots of land will be let at the absolute discretion of the Welsh Government.  Any acceptance of a successful application by the Welsh Government or Cooke & Arkwright will be subject to formal contract.

Applicants will be asked to supply financial and other information in support of their bid and those selected will be invited to attend an interview to be held during the week commencing 25th March 2019.
