George Watts is an Director and Building Surveyor with experience in a range of commercial building surveying matters, acting for both private and public sector clients.

George specialises in commercial building surveying:

  • Preparing Schedules of Condition;
  • Preparing and negotiating Schedules of Dilapidations;
  • Preparing Pre-Acquisition Building Surveys;
  • Project Management including specification writing and Contract Administration duties;
  • Preparing Planned Preventative Maintenance (PPM) plans;
  • Preparing building Reinstatement Cost Assessments;
  • Using CAD software to prepare floor plans, elevations and construction details;
  • Defect investigation, analysis and repair advice;
  • Advising on Construction (Design and Management) Regulations 2015;
  • Preparing Land Registry compliant lease plans;
  • Preparation of Planning Applications.

Areas of Expertise

Experience

  • Acted as Project Manager including Designer and Contract Administration duties for a £800,000.00 refurbishment project in Bridgend for a large public sector client;
  • Responded to a landlords £500,000.00 dilapidations claim on behalf of the tenant in the form of a Scott Schedule. Thereafter, leaded negotiations and agreed a commercial settlement in the sum of £300,000.00;
  • Prepared a detailed Schedule of Condition for six large industrial units ranging from 10,000 to 20,000 sq ft on a private industrial park in Cardiff;
  • Prepared a Pre-Acquisition Building Survey of a period property on behalf of a national bakery chain in The Mumbles, Swansea;
  • Prepared a 10 year Planned Preventative Maintenance plan for 10 blocks of residential flats on a waterside development in Barry;
  • Prepared a Schedule of Dilapidations for a large industrial unit totaling circa £700,000.00. Thereafter, project managed the works on site and served a revised dilapidations claim on completion of the works.

Qualifications

  • BSc (Hons) in Building Surveying
  • Member of the Royal Institution of Chartered Surveyors

Interests

George loves to travel and has recently visited The Gambia, Morocco and Iceland. He also has a passion for hiking and likes to explore the Brecon Beacons, Snowdonia and the Cornish coastline whenever possible. Furthermore, he is a keen sports fan with main interests in football and golf.
