Industrial letting secured following refurbishment

Cooke & Arkwright has completed the letting of a 4,376 sq. ft. unit in Aberaman Industrial Estate to Toolstation, one of Britain’s fastest growing building suppliers to the trade, home improvers and self-builders. Toolstation is currently fitting out the unit, where it has taken a 10 year lease, with opening planned for 8th February 2021.

Tim Lawley, Associate Director with Cooke & Arkwright’s Business Space team, who acted for the landlord commented, “The landlord, DSLIS, carried out some substantial work to the unit to facilitate the letting, including re-roofing this and the other units in the terrace.

“We were able to secure the letting in a short time without formal marketing, after making Toolstation aware of the availability, and providing an opportunity for them to establish a presence in the area. There are potential future opportunities on the estate for a mix of industrial and trade counter operators, and we would be pleased to discuss options with any interested parties.”

Cooke & Arkwright has completed two other lettings to Toolstation at Cardiff Business Park and at Parc Melin in Aberystwyth in the last two years. Adept Consultancy is the acting agent for Toolstation.

David Stacey, a Trustee of DSLIS commented, “We were delighted with the quick turn round negotiated by Cooke & Arkwright of this new letting, which meant a seamless re-occupation of the unit virtually as the existing lease came to an end, and which now set the parameters of the type of tenants we wish to attract to the Estate.”

Aberaman Industrial Estate is the main industrial estate in Aberdare, 8 miles west of Merthyr Tydfil with good links to the M4 motorway, 15 miles south. It comprises two terraces with 10 units of various sizes.
