The purchase of a 90,175 sq ft industrial unit in Church Street, Newport is being viewed as a vote of confidence in the outlook for the commercial property market in South Wales and in the future development prospects for Newport. Collingbourne Properties, a major landholder and investor in the area has acquired the premises from Inductotherm Group Europe Ltd in a deal brokered with Cooke & Arkwright. The property is situated in a prominent location on Usk Way with high visibility and excellent access from the M4.

While many firms have made redundancies or chosen not to replace staff who have left their employment during the recession, chartered surveying firm Cooke & Arkwright has recruited five new members in the past 12 months ‘in order to maintain a strong position both in the current climate and in preparation for a return to a better property market.’ The new recruits, three of whom had previously been made redundant by other leading surveying companies, have joined the Retail and Office agency teams, and Rating and Management departments.

M&A Solicitors have been named as the first tenants for Aviva Investments’ 66,215 sq ft flagship development, 3 Assembly Square in Cardiff Bay. The firm has taken 8,000 sq ft at the Breeam Excellent, Grade A office building, which has a waterfront location and an on-site multi-storey car park.

A prime 1.5 acre site in Sloper Road, close to Cardiff City Stadium in Leckwith has been sold to a private developer. The premises were previously occupied by Hewden Hire, which has sold the site in a move to consolidate its business in Cardiff Bay.

The Royal Institution of Chartered Surveyors (RICS) has formed a new UK World Regional Board (UK WRB) with the UK being identified as a key World Region of RICS, along with Europe, MENEA (Middle East, Near East and Africa), India, the Americas, Oceania and Asia. Michael Lawley, Managing Director of Cooke & Arkwright and Chairman of RICS Wales, has been selected as one of the nine non-executive members to sit on the UK WRB board.

Veolia Transport Cymru has opened a transport depot at Llandow Trading Estate in the Vale of Glamorgan to house its fleet of buses and coaches that service contract routes throughout the area around Cardiff and the Vale. Llandow is increasingly being viewed as a strategically important location in light of the recent decision by the Vale of Glamorgan council to approve the planning application for a military training academy in St Athan, which could train 25,000 students a year and create 5,000 jobs.

Owens Road Services has leased almost 90,000 sq ft at Reevesland Industrial Estate, Newport, where it will operate a regional distribution centre, warehouse facility and a vehicle service workshop. The company will operate a Just-in-time (JiT) facility from the warehouse in partnership with Ball Packaging Europe, one of the world’s largest producers of metal and plastic containers for the beverage and food industry, as part of the supply network for a major brewery.

Cooke & Arkwright’s investment agency department has sold two industrial estates totalling some 79,000 sq ft for the Ashtenne Industrial Fund for a price of £3m, reflecting a net initial yield of 10% on the existing income.
