22/02/2012
SUBSEQUENTLY SOLD SUBJECT TO CONTRACT
A very rare and important opportunity has arisen to buy a substantial block of land south of the M4 and just a couple of miles to the west of Cardiff.  Providing a valuable investment with a view to potential development in the long term, Tyla Morris Farm comprises 170 acres (69 hectares) of lowland and is situated between Pentyrch and Radyr, enjoying a southerly outlook over the surrounding countryside.

The land is divided into various separate parcels by the local road, a disused railway line and the M4 motorway, with the benefit of an accommodation bridge.  The farm is let on an agricultural tenancy and various other agreements for telecom masts and a paintballing business, yielding a total rent of £18,800 per year.

Local village and district centres are all within easy reach, with full business and leisure facilities provided in the city centre, only about six miles away.  Nearby, Pentyrch is a sought-after village situated on the lower slopes of the Garth Mountain and enjoying a pleasant rural outlook.  The proximity of the thriving community just a short commute from the capital city, makes properties in the village highly desirable.  Amenities include a vibrant mix of local shops, sports facilities, public houses, a doctor’s surgery, an excellent primary school and nearby Radyr Comprehensive School.

Radyr Woods and community nature reserve extends to 14 acres, with a network of footpaths and boardwalks, natural springs and ponds.  Development of housing between the reserve and the railway line has included public open space with picnic areas and play areas.  The Taff Trail cycle path runs for 55 miles between Cardiff Bay and Brecon and passes through Radyr at Radyr Weir.  Nearby is St Fagans National History Museum and Castell Coch.  Radyr has a rugby football club, a golf club, tennis club and cricket club, a selection of shops and a dental surgery.

Tyla Morris Farm and land is available for sale as a whole or in two lots and is divided by the M4.  Lot 1 is situated to the north of the motorway and extends to about 96 acres, encompassing permanent pasture field enclosures and a block of woodland, as well as the farmhouse and buildings.  The farmhouse accommodation comprises two reception rooms, a kitchen and study on the ground floor, with four bedrooms and a bathroom on the first floor.  The house is occupied by the agricultural tenant.

Lot 2, at about 74 acres, lies to the south of the M4 and is considered to have strategic potential for development in the longer term, being located within the important area west of Cardiff bounded by the M4 and the A4232 Link Road from J33.  At present the land forms a block of permanent pasture used for forage, mowing and grazing.

As a working farm, viewing is strictly by appointment with Cooke & Arkwright’s Bridgend office.  For further information and guide prices please call Rod Perons or Simon Lloyd on 01656 644644.
