Acting on behalf Jay Allied Assets Ltd, our Investment Agency has acquired an Iceland supermarket in the Staffordshire market town of Litchfield. The 6,590 sq ft property is let to Iceland Foods until 2019 and has been purchased at £1.1million, showing a yield of 6%. In comparison to a number of other Iceland and other superstore investments recently brought to the market, this yield is extremely favourable.

Acting on behalf of the Longford Investment group, Cooke & Arkwright has completed the purchase of Leeway Court in Newport. The industrial / warehouse esate is a former WDA (Welsh Development Agency) site, comprising four terraced blocks totalling 41,179 sq ft in unit sizes of 2,440 sq ft and 1,275 sq ft.

Cooke & Arkwright’s investment agency department has sold two industrial estates totalling some 79,000 sq ft for the Ashtenne Industrial Fund for a price of £3m, reflecting a net initial yield of 10% on the existing income.

Barwood Developments Limited has acquired Newhouse Farm Distribution Park in Chepstow from Prudential for a price in excess of £9m. The property comprises a development site of five acres and a building of 224,000 sq ft which is let to Asda at £785,000, providing a yield of 8.70%.

Following a major contract which involved the acquisition, refurbishment and letting of over 22,000 sq ft of industrial premises at St Catherine’s Park, Cardiff on behalf of Cheshire County Council’s pension fund, chartered surveying firm Cooke & Arkwright has now acquired Taymuir Green, the final part of the estate for £1.25m.

Standard Life Investments Property Income Trust (SLIPIT) has acquired the 45,000 sq. ft. Axys building at Nantgarw Business Park, Cardiff from the Welsh Development Agency for £7.4 million showing a net initial yield of 7.16%.
